Determining and understanding our clients’ needs is the first step we initiate in our procedure to insure a successful project. Most projects flow through Schematic Design, Design Development, Construction Documents, Bidding & Negotiation and Construction Administration.
During the SCHEMATIC DESIGN, our design team develops the information gathered from initial meetings to show the relationships between the individual spaces and their relationships to the entirety of the project. This phase often includes a Site Plan, Floor Plans, 3D massing model and building sections.
The DESIGN DEVELOPMENT PHASE builds on the plans developed in Schematic Design Phase. Our design team layouts mechanical, electrical, plumbing & structural systems. Architectural components such as material types, locations of doors and windows. Plans are fully dimensioned.
Next during the CONSTRUCTION DOCUMENT PHASE, the design team moves forward and develops the building plans in greater detail. This typically includes construction details, product information, & specifications. At the conclusion of this phases plans are prepared for submission for Permitting
During BIDDING & NEGOTIATION this phase the design team will issue and respond to RFI’s (Request for Information) as they are submitted by the Contractors, provide Bid Form for uniformity, include draft version of the Owner-contractor Agreement. Upon receipt of the Contractor’s bid, RDS will begin the evaluation process. Some of the items we look to identify are: figures that aren’t in line with the other bids received & experience of the Contractor.
Our goal during the CONSTRUCTION ADMINISTRATION PHASE is to assist the Contractor and the Owner build the Project as specified according to the approved Construction Documents. Construction Administration services will be rendered during this period. The Design Team will respond to contractor questions and provide clarification issued through revisions or Change Orders (if there is a change in Scope). Bi-weekly site visits will be conducted by RDS to review Construction progress, verify Contractor payment request, review project schedule, review of shop drawings, conduct punch list, as well as review inspection reports.
